Schmutz Award of the Appraisal Institute of Real Estate Appraisers – for the book – Market Analysis for Real Estate, Concepts and Applications in Valuation and Highest and Best Use, Appraisal Institute 2005. (The George L. Schmutz Award is in recognition of special contribution to the advancement of appraisal knowledge.)

1989 - Robert H. Armstrong Award of the Appraisal Institute of Real Estate Appraisers – for the article “Guidelines For Defining The Scope of Market Analysis In Appraisal Assignments” – judged the most significant contribution to real estate valuation literature published in the Appraisal Journal October 1988

Experience

Steve Fanning has been in the real estate appraisal, planning and analysis field for over 30 years including the last 20 years as owner of consulting firm specializing in planning, market analysis and real estate appraisals. Real estate appraisal assignments have included valuation of mixed-use developments, golf courses, residential, commercial, farms and ranches, and special purpose properties, the studies utilized for mortgage lending, acquisitions, tax and condemnation. Planning/market analysis assignments include subdivision design, development feasibility, highest and best use, and environmental impact.

Mr. Fanning has also had considerable experience in the planning and community development field. He has served as Managing Director of the Comprehensive Planning Institute, Vice President for Planning of a large Fort Worth based engineering firm, Planning Director of the City of Mesquite, Texas, and as a Planner and Canyon Lakes Project Coordinator for the City of Lubbock, Texas.

Mr. Fanning has also been an adjunct instructor at University of North Texas and speaker and instructor at numerous courses and seminars on the subject of real estate appraisal, urban planning, market analysis and highest and best use.
